Assessment of statutory compliance and maintenance delivery

The Requirement

A retail management company engaged RCRProjects to undertake an assessment of statutory compliance and maintenance delivery across a commercial retail estate. The assessment provided independent assurance that statutory compliance requirements were being achieved and that maintenance contractor obligations were being fulfilled.

The estate was managed through a specialist Hard FM maintenance contractor responsible for delivering planned maintenance, statutory inspections and remedial works. However, the client required greater visibility of contractor performance, compliance delivery and the overall condition of the estate to ensure risks were being effectively managed.

Review

RCRProjects undertook a detailed review of maintenance records, statutory compliance documentation and contractor performance across the estate. In addition, we assessed maintenance delivery against contractual obligations and industry best practice.

RCRProjects used site inspections and document reviews to verify statutory inspections, review maintenance records and assess maintenance delivery against the agreed strategy. As a result, the client gained a clearer understanding of compliance performance, maintenance standards and areas requiring further attention.

Based on our findings, RCRProjects provided independent technical advice regarding compliance management, maintenance delivery and contractor performance. Furthermore, we identified opportunities to improve reporting, record keeping and maintenance oversight to strengthen estate governance.
