Residential asset review and support

The Requirement

This residential asset review and support project involved a detailed assessment of a private plantroom. From the outset, our objective was to help the client establish control of safety, compliance and operational performance within this critical plantroom environment. The client required a trusted technical advisor to provide independent advice and oversee remedial works from initial review through to project completion.

Review

Initially, RCRProjects carried out a site survey and identified recurring faults within the client’s Building Management System (BMS), linked to both operational boilers.

These alerts suggested sensor communication failures. Furthermore, we identified visible deterioration in the dual flue system. As a result, early signs of leaks posed a significant risk to both safety and operational integrity.

Advise

Based on our residential asset review, RCRProjects provided a detailed Asset Condition Report. As a result, early signs of leaks posed a significant risk to safety, compliance and operational resilience.

  • Conduct professional servicing on both boilers to confirm operational safety.
  • Review and verify BMS fault logs after servicing, ensuring local sensor readings align with system data.
  • Collate findings into a clear report outlining asset performance, compliance concerns, and required remedial actions.

As a result, this structured process enabled the client to make informed decisions based on clear asset performance data.

Support

Upon acceptance of our recommendations, the client retained RCRProjects to oversee the remedial project through to completion. This ensured consistent oversight and accountability.

Our trusted M&E contractors conducted servicing on both boilers and identified critically high CO₂ levels in one unit, deeming it immediately dangerous. Following a collaborative discussion with the client, RCRProjects arranged the safe decommissioning and removal of both boilers. We then coordinated the specification and installation of high-efficiency replacement units.

Additionally, a new flue system was designed and installed to eliminate previous safety risks and ensure long-term operational compliance.
