A commercial sector client required a detailed Asset Survey & Collection project across a 10-acre landscaped site. RCRProjects designed the asset survey and collection programme to create the client required a comprehensive database of M&E asset information to support ongoing maintenance and maximise investment return.. The property comprised two large buildings, housing more than 50 businesses of varying sizes, from start-ups to headquarters.
Ownership of the site was due to transfer to new investors. Therefore, the client required a comprehensive database of M&E asset information to support ongoing maintenance and maximise investment return.

The RCRProjects team conducted a semi-intrusive survey of all fixed mechanical and electrical hard services across the estate. Using SFG20 industry standard guidance, each asset was captured with accurate descriptions and units of measure. RCRProjects carefully coordinated access to minimise disruption, delivering the survey programme over three days.
During this process, our team identified a number of hazards and risks relating to plant and equipment that was no longer fit for purpose. Real-time reporting allowed the client to take immediate steps towards remediation where needed.

Following the Asset Survey & Collection programme we collated the survey data into a structured asset workbook with sufficient detail to be integrated into a CAFM system. This provided the client with a clear picture of asset condition, dependencies between systems, and priority areas requiring attention.
RCRProjects delivered tailored recommendations to support ongoing compliance, minimise operational risk, and prepare the client for a smooth transition to new investors. These insights allowed the client to make informed decisions about both short-term maintenance and long-term capital investment.
RCRProjects provided the client with a single, reliable point of contact from survey through to final reporting. Following completion of the asset collection, we integrated the data into a tailored maintenance model, giving the client clear benchmark costings for preventative maintenance across the site. To further strengthen operational resilience, our support extended to delivering an on-site health and safety audit, directly informed by the asset findings, ensuring compliance and safeguarding for both occupants and stakeholders
Our team’s expertise in M&E services enabled us not only to capture the estate’s full asset profile but also to guide the client in developing safe, sustainable, and efficient strategies for future operation. This process gave the client confidence that their property was fully documented, compliant, and optimised for both ongoing management and maximum investment return.
Through RCRProjects’ Review > Advise > Support approach, the client gained a comprehensive understanding of their estate and the condition of its assets.
Overall, the client benefitted from:
This outcome ensured the property was not only safe and sustainable for its occupants but also optimised to maximise its long-term value.
At any point in a project or estate lifecycle RCRProjects can provide innovative, effective & efficient ways to manage the built environment to benefit the end user, and drive efficiency and sustainability.
